SUMMARY OF IMPORTANT REQUIREMENTS IN THE DECLARATION OF RESTRICTIONS No dwelling can be built without prior approval from Stanbery Homes, Inc. No detached garages or out-building No clothes lines. No outside storage of RV's, boats, junk cars. No outside parking of campers, RV's boats and other recreational vehicles, for more than 48 hours. Limits on: Basketball backboards; Use of the premises; Pets, Fencing. No Manufactured housing. No above ground swimming pools. BUILDING GUIDELINES ALL building plans, plot plans, site grading plans and specifications must be approved by Stanbery Homes, Inc. before the start of construction. Three sets of all plans and specifications must be submitted to Stanbery Homes, Inc. Each home must have a two-car (minimum), attached garage. The minimum sq. footage for: Ranch home is 1,800 sq. ft.; Two story homes - 2,000 sq. ft. All front elevations must be a minimum of 50% brick, dryvit or equal. Front and side yards (to the rear building line) must be sodded or hydroseeded. No privacy fences on side lot lines. Only shadow box privacy fences allowed at rear lot lines. All fencing must be approved in writing by Stanbery Homes, Inc. or the designated Architectural Control Committee, prior to installation. No satellite dishes exceeding 21 inches in diameter. All acceptable satellite dishes must not be visible from the street.
